Nigerian Investors Urged to Explore Ghana’s Real Estate Market

Nigerian investors and property developers have been encouraged to look beyond the domestic market and consider cross-border real estate opportunities in Ghana, as investors increasingly seek ways to diversify their wealth and reduce exposure to a single economy.

The call was made by Adedapo Macaulay, Country Manager of Devtraco Plus Nigeria Limited, during a media briefing in Lagos themed “Building Wealth Beyond Borders.”

The event was organised to introduce the company’s Nigerian market initiative and connect Nigerian investors with property opportunities in Ghana.

Macaulay said real estate has traditionally been regarded by Nigerians as a reliable store of value, but changing investment conditions are encouraging more investors to consider opportunities outside the country.

He identified Accra, Ghana’s capital, as a market with significant potential due to its business activity, tourism, expatriate population and growing regional investment.

According to him, the company’s initiative is intended to provide Nigerian investors with a structured pathway into Ghana’s premium property market while offering information on important issues such as ownership regulations, rental demand and potential capital appreciation.

The company’s Chief Sales and Marketing Officer, Sandra Mudzimba, also advised Nigerians with established businesses, property portfolios and other investments at home to consider spreading part of their wealth across different markets.

She said cross-border investment could help investors reduce concentration in one economy and currency while gaining exposure to another market.

For Nigerian investors, Ghana’s geographical proximity was highlighted as another advantage. Accra can be reached from Lagos within roughly an hour by air, making it relatively convenient for investors who want to own and manage assets in another West African country.

The Head of Sales at Devtraco Plus, Ewurabena Braye, said the company has operated in Ghana’s property sector for 33 years and described real estate as a potential long-term, transgenerational investment.

She also said luxury residential properties in Accra have recorded annual returns of about 8 to 11 per cent, although actual returns can vary depending on the property, location and prevailing market conditions.

The firm said its developments are located in sought-after parts of Accra and are aimed at investors looking for premium residential assets, rental income and possible long-term appreciation.

The push for cross-border investment comes as Nigerian investors increasingly explore opportunities across Africa and beyond. However, prospective investors are expected to conduct proper due diligence and understand local property laws, taxes, ownership structures, currency risks and the terms attached to individual properties before committing funds.

For Nigerians seeking to expand their investment portfolios, the Ghanaian market could therefore offer another option for building wealth beyond Nigeria’s borders, while strengthening economic ties between the two West African countries.
